Flathead home sales trends, by city and size $150,000 to $600,000

What size single-family homes sold in greatest quantities, January through October? Whitefish and Columbia Falls favor 1,000 to 2,499 over other square footages; Bigfork moves more 1,500 to 2,499. Kalispell moves more 1,500 to 2,499 homes than other sizes, with 1,000 to 1,499 and 2,500 to 2,999 next, respectively.

How about sales quantity trends across years of data (see chart)? Some ranges and regions show constant uptick: Kalispell 1,000 and 2,000, Polson smaller homes — but few others. About half show a quantity decline.

What about median sale prices per square foot, across home sizes and regions of the valley? Most cost more (per square foot) for smaller footages than larger ones. From year to year, Kalispell shows a small but steady rise in all but one size range. Columbia Falls 2017 and 2018 are mostly intertwined, while always easily above 2016 prices. Polson has a few ranges which are almost identical across 3 years. Lakeside 2018 was consistently higher in most ranges.
