to be conducted is that certain Deed of Trust dated December 4, 2002, which

DEFAULT FOR WHICH FORECLOSURE
IS MADE: The default for which this foreclosure is made consists of a failure by the Grantor or any person to pay the monthly installment which became due
on February 1, 2008, and all subsequent installments together with late charges, advances, assessments and attorney fees, if any, together with the default in the payment of recurring obligations as they become due. These obligations are set forth in a December 4, 2002 Promissory Note in the amount of $202,400.00 with America’s Wholesale Lender as the Lender and Michael A Long as the borrower for with that Deed of Trust dated December 4, 2002, recorded December 10, 2002 under Document No. 200234412430, records
of Flathead County, Montana, given as security.
SUM OWING ON OBLIGATION SECURED BY THE DEED OF TRUST: There is presently due on the obligations secured by the Deed of Trust the principal sum of $188,914.67 together with interest thereon at the current rate of 6.25% per annum from 01/01/2008 until paid, plus all accrued late charges, escrow advances, attorney fees and costs, and any other sums incurred
or advanced by the beneficiary pursuant to the terms and conditions of said Deed of Trust. The principal amount owing including accrued interest, late charges and escrow advances totaled $301,824.50 as of March 25, 2014. This amount has continued to increase and will continue to increase at the daily rate of $32.35 until paid in full. In addition, the Beneficiary intends to disburse such amounts as may be required to preserve and protect the Premises, and for real property taxes and assessments that may become due or delinquent, unless such amounts or taxes are paid by the Grantors. If such amounts are paid by the Beneficiary, the amounts, taxes or assessments will be added to the obligation secured by the Trust Indenture. Other expenses to be charged against the proceeds of the sale include the trustee’s and attorney’s fees, costs and expenses of sale and late charges, if any.
ELECTION TO SELL: The Beneficiary has elected and directed in writing the Trustee to sell the Premises above described at public sale to the highest qualified bidder to satisfy the aforesaid obligations.
DATE AND TIME OF SALE: The sale will be held on December 18, 2014 at the hour of 10:00 o’clock a.m.
PLACE OF SALE: The sale will be held
at the front door of the Flathead County Justice Center, 920 South Main Street, Kalispell, Montana.
TERMS OF SALE: This sale is a public sale and any person including the Beneficiary (excepting only the undersigned Trustee) may bid at the sale. The bid price must be paid in cash with conveyance being made by Trustee’s Deed.
