Kelley’s Market Trends: Columbia Falls Area Residential Sales

Median home prices are down from 2015

In the first half of this year, Columbia Falls and the area within 3.5 miles of the city limits represented 10.5 percent of the home sales within Flathead County, compared to 11.2 percent in the first half of 2015.

The median home price in this area is $197,250 this year, compared to $205,000 for the same period in 2015.  This represents a 3.8 percent decrease, which is counter to the 4.7 percent increase seen this year on a countywide basis.  The mid-year median is 2.6 percent lower than the overall median in 2015 of $210,000.

Within this area of Columbia Falls and 3.5 miles outside the city limits, there is a current inventory of 93 homes on the market, with a median asking price of $319,000 and an average asking price of $397,341. The total number of sales in this area was 185 in the last year, so with 93 on the market, there is currently around six months of inventory that is on the market. It is also  noted that only 14 percent of the active listings in this area are priced at or below the median sold price of $197,250.
