Kelley’s Market Trends: Flathead Lake Sales

Slight uptick in lakefront home sales so far this year from 2015

The number of lakefront home sales on Flathead Lake were up from 21 in the first half of 2015 to 27 in 2016. The largest number of lakefront home sales in the first half of the year was in 2006, with 46 sales. The lowest number was in 2009 when there were no sales in the first half of the year.

Both the median lakefront home price and that average price were down from the first six months of 2015. The median was down to $580,000 from $675,000 and the average was down to $725,611 from $907,619 in the first half of 2015. On the surface these appear to be large swings, but there are very few sales, so these numbers are not considered to be statistically significant.

There is a current inventory of 138 homes on the market, with a median asking price of $999,250 and an average asking price of $1,802,900. There were a total of 61 waterfront home sales on Flathead Lake in 2015. With 138 listings on the market, there is currently around 27 months of inventory that is on the market. It is also  noted that only 16 (11.6 percent) active listings of Flathead Lake homes that have asking prices at or below the median sold price of $580,000.
