Kelley’s Market Trends: Median Home Prices

In the first nine months, the median price went from a low of $231,000 in January to a high of $290,000 in September

The median home price can vary substantially from one month to the next. In the first nine months of this year it went from a low of $231,000 in January to a high of $290,000 in September with the overall median for the first nine months at  $258,750.

Each year the monthly median has continued to increase on a year over year basis. In 2015 it went from a low of $218,700 in April to a high of $276,000 in February with the overall 2015 median being $242,500. In 2012 the range was from $172,000 in March to a high of $212,000 in December with the years median price of $180,000.

On a quarterly basis, the median for the first quarter of 2016 was $242,500 on 290 sales. The second quarter was $251,000 with 452 sales and the third quarter that just ended was $272,000 on 514 sales.
