Kelley’s Market Trends: Kalispell

The Kalispell market is strong and the inventory of listings is the lowest it’s been in many years

In 2016, home sales in the Kalispell city limits represented 28 percent of the overall residential market with 470 home sales.  This is up 1 percent from 450 sales in 2015. The median home price in Kalispell was $206,775, which is a 9.1 percent increase over the 2015 median of $189,500. This 9.1 percent increase was greater than the 5.2 percent median price increase that was seen in the overall housing market in Flathead County.

This January, there were 91 homes that were on the market within the city limits compared to 151 in January of 2016. With 91 listings, this represents just 2.3 months of inventory compared 6.1 months of inventory in Flathead County.  Last year at this time there was four months of inventory in Kalispell.

Foreclosures and short sales continued to decline to the point that, together, they represent less than 2 percent of the 2016 sales.   

Overall, the Kalispell market is strong and the inventory of listings is the lowest it’s been in many years.
