Kelley’s Market Trends: Residential Land Sales

The median sales price was $89,250 in 2017, which is 11.6 percent  higher than it was in 2016

The number of residential land sales in 2017 were up 14.4 percent from what they were in 2017. The highest number was in 2005 with 1,089 sales and the low was in 2009 with 156 sales. Since that 2009 low, the number of sales increased to 527 in 2013, then dropped to 481 in 2015 and 2016 followed with 486 then rebounded to 556 in 2017.

Although 2017 had a jump in the number of sales, the number of residential land listings is 4 percent lower than what it was in January of 2017.

The median sales price was $89,250 in 2017, which is 11.6 percent  higher than it was in 2016. The median tract size was one acre and the average tract size was seven acres in 2016. This compares to a median size of two acres and average size of 11 acres in 2016.

In general, land sales had been relatively flat in both the number of sales and prices over the previous four years. In 2017 we saw an increase in demand, which was reflected in both the number of sales and the median price.
