For 2018 Flathead single-family home sales thus far, two out of three had original list prices between $200,000 and $400,000 (most had list prices in the lower half of that range). Median days on market (from listing to contract) were nearly zip, between $150,000 and $200,000; up to $350,000 they were usually on the market for less than a month (above that price, the median time-on-market grew from 1.5 to 4 months).
Sales prices held closely to original list prices, from $150,000 to $450,000; list prices $450,000 and above offered a greater median sales price compromise (except for $500,000 to $550,000, which held tightly).
