Market Trends: Polson Home Price Trends by Square Footage

Two out of three ranges are up when comparing this most recent quarter with same last year

Polson is more populous than Bigfork, just shy of the population of Columbia Falls. I’ve chosen this Flathead Lake southern gem for the real estate market trends analysis this week. Let’s look back across the past four quarters, for single-family residences sold here having 750 to 3,749 square feet, for prices between $100,000 and $399,999 (see chart).

Notice the consistency of the per foot prices in the 2,500-2,749 footage range, over the past four quarters – right at $125. Winter prices were lowest in only 25 percent of the ranges (winter sales were highest in nearly half of the ranges). Spring sales are among the lowest priced (again by square footage) in more than half of the ranges. Two out of three ranges are up when comparing this most recent quarter with same last year.
