Flathead home sales, past three years, by city and square footage range

On Nov. 14, I published Flathead single-family residence sales statistics by city, for homes sold for $150,000 to $599,999. I only had data through October 2018, so all three years were comparing sales data from January through October year over year. Now that 2018 is behind us, I’ve updated the numbers to compare the entirety of each calendar year (2016-2018). This chart shows the quantity of home sales, by city and year, by square footage range (each bar represents a 500 square foot range, such as 1,500 to 1,999 square feet). I also charted the median sold price per square foot, for each city, year and range. With this data, you can easily see the trends, by city, for sales activity and median square footage pricing.

Comparing 2018 to 2017 median home sale speeds (days from listing to contract) by size range: Bigfork homes over 1,000 feet sold quicker; Lakeside 1,500 to 2,499 sold faster; CFalls 1,500-1,999 and 2,500-3,499 sold faster; Kalispell sales speeds were on par; Polson sold faster from 1,500-2,499 and 3,500+; Whitefish 3,500 took far longer; Lakeside took far longer for 2,500+.
