Two weeks ago, we drilled into a five-month (April through August) snapshot of single-family residence sales, by city and square footage range, and Columbia Falls fell right in the middle for pricing by square foot. Those prices were for the hot-market months.
Looking this week, at Jan. 1 through Sept. 21, 2019 (see chart), we’ll focus on Columbia Falls and see a more reasonable set of median prices as winter, spring and summer are all included. For the smallest range, looking at the whole year instead of only the hot-market months, the median price per square foot is $30 less! The next range is $25 less, as is the 2,500 range. When you buy can make a big difference.
