Kelley’s Market Trends: Residential Marketing Times

The median marketing time in the first half of the year was 90 days, compared to 95 days in 2016

Over the last six months, the overall marketing time for homes that sold in Flathead County has averaged 149 days, compared to 155 days in 2016. The median marketing time in the first half of the year was 90 days, compared to 95 days in 2016. Those marketing times vary substantially with the price range of the homes that sold. As the graph indicates, homes that sold for less than $200,000 had a median marketing time of 64 days and an average of 102 days. On the other end of the scale are homes that sold for more than $1,000,000 which had a median marketing time of 268 days and an average of 295 days.

In the last six months there were nearly 800 residential sales in Flathead County and there are currently 1,072 active residential listings, which tells us that there are currently around 245 days of inventory on the market. Again, this varies with the price range. In the price range that is less than $200,000, there were 188 sales in the last six months and today there are only 61 listings, indicating 59 days of inventory. In the $200,000 to $300,000 range there are 132 days of inventory and in the $300,000 to $400,000 range there are 242 days of inventory. Entering the price range of over $1,000,000, there are 209 listing with a current absorption rate of around five-and-a-half years. What this data indicates is that the highest demand is for lower-priced homes, with little demand for high-value homes.
