We’ve looked before at Flathead County single-family residence sales activity, based upon home size, home style, city, etc. But I’ve usually focused on the most-active market segments, below $500,000.
Now, please see the attached chart which depicts three-year sales trends for homes $500,000 to $2,999,999. Sales quantity bars are for the entire year for 2016 and 2017, while 2018 shows only sales through Nov. 22 (so you can assume more are coming). As the chart makes obvious, quantities below $1,000,000 sell three or more times the quantities than those above the seven-figure mark. The line (of same color per year) show the median days between listing and going under contract (speed of sale).
I also added a blue bar and line, to show the number of homes currently active on the market per segment (and the median days on market).
